I started BnBnomics because it became increasingly clear that most hosts out there claiming to be experts are just people are just doing so for profit, but actually have no idea what they are talking about. I was going to post real life example but was convinced otherwise after checking with my lawyer.
What I will say is that I have seen guys with a listing or two claiming to be industry experts and offering consulting services. Or “ex-Airbnb employees” who claim to be pros when all they did was customer service for that company. When reviewing some of the advice I see from those self-proclaimed gurus, the vast majority is self-promoting without an ounce of real life experience or understanding of the industry as a whole, and how interconnected everything is (which I will explain later).
I, personally, know this industry in and out. I started studying Real Estate all the way in 2013, graduating from the #1 Real Estate program in the country, while also double majoring in Economics in 2015. In 2016 I started with my first rental in Miami, where competition is absolutely fierce, while reading hundreds (or thousands?) of articles. Thanks to all the knowledge I acquired, I quickly started outperforming other property managers and was able to go from that one property to managing 17 in less than 4 years, processing over $1,000,000 in bookings during that time. By now I have hosted over 2,000 bookings, survived the pandemic, switched multiple software providers, experimented multiple different platforms, pricing methods and much more. Being a data scientist allowed me to analyze in real time much of the information and cut out the clutter and actually test what is sound advice and what isn’t, eventually coming up with a pricing strategy that allowed me both to maximize revenue while at the same time exceed a 90% occupancy.
I am also trying to find the best way to share all the information with you, the good AND the bad, the times I got it right, and the times I didn’t so that throughout my experience you are able to get a head start in the industry and avoid some costly mistakes. I am writing multiple books, in order to present the information in a clear way and at the same time will be regularly uploading articles to this site. I have also created a Facebook group where I will be trying to answer common questions.
